How to get gym and fitness center cleaning contracts

By Travis Heurtelou · 6 min read · Updated September 12, 2026

The short version

  • Franchise gyms sign at the franchisee level. Corporate chains route through regional facilities. Independents: the owner.
  • Locker rooms and showers decide whether members stay. That's the account.
  • The window is overnight or in the dead hours, and some gyms never close.
  • Equipment wipe-downs, floors and restrooms daily; deep cleans on a cycle.

Why gyms buy cleaning differently

A gym's product is the building. Members touch everything, sweat on everything, and shower there, and the fastest way to lose a member is a locker room they don't want to walk into. Gym owners know this, which is why they'll pay a cleaner who takes the locker rooms seriously and why they'll drop one who doesn't within a month.

Who signs

At a franchise location, the franchisee owner or the club manager they've put in charge. At a corporate-owned chain, a regional facilities or operations manager, sometimes with a national vendor program you'd need to get into. At an independent gym, boutique studio or CrossFit box, the owner. Aim at whoever runs the building day to day and ask who signs.

What they care about

  • Locker rooms and showers: mold-free, dry, stocked, every day. This is the whole relationship.
  • Equipment wiped down and the floor around it clean, especially rubber flooring in free-weight areas.
  • Restrooms, the front desk area and the lobby, because it's what a prospective member sees on the tour.
  • A window that works: overnight at most gyms, or the dead hours mid-morning and mid-afternoon at a 24-hour club.

How to reach them

Email the owner or club manager. Gym operators read reviews obsessively, and the review that mentions the locker room is the one they remember. The email that works names the club and the locker rooms, and offers a walkthrough at closing time.

Subject: [Gym name] locker rooms

Hi [First name],

We clean gyms in [City]: locker rooms and showers done properly every night, equipment and floors daily, deep cleans on a schedule.

If the locker rooms are what your members complain about, I'll walk the club at closing and quote it the same week.

The walkthrough and the bid

Walk it at closing, starting in the locker rooms. Look at the grout, the drains, the shower curtains, the smell. Count the equipment areas and the studios, and ask what the current cleaner misses. Quote the nightly scope and the cycle work as separate lines, with the locker rooms named first. An owner who reads a quote that leads with the locker rooms knows you understood the building.

What we do, if you'd rather not build it

We run cold email to the facility, office and property managers in your service area, in your company's name, and screen every reply. You get a meeting-ready lead: a manager who fits the profile you wrote down and replied wanting a quote or a walkthrough, with the whole thread. One flat monthly fee with every lead included, scoped on the call in about four minutes. Month to month, no minimum term. Cold email only; we don't call and we don't do LinkedIn.

Thirty minutes. We count the buildings in your service area and check the numbers on your contract size.

Questions

When do you clean a gym?

Overnight at most clubs, after the last class or the last member. At 24-hour gyms it's the dead hours, usually mid-morning and mid-afternoon, with locker rooms done in sections so one is always open.

What's the most important part of gym cleaning?

Locker rooms and showers. Members forgive a dusty windowsill and leave over a locker room, so that's where the standard and the schedule are set.

Do franchise gyms choose their own cleaner?

Usually yes; the franchisee runs the building and picks vendors, within any brand standards. Corporate-owned chains are more likely to have a regional facilities contact and a vendor program.
